Rick:

You might want to take a look at the article on site leasing I co-authored with Christina Sansone (there's a link here to the article at http://CellSiteLawyer.com).

The same principle apply in a re-negotiation as during an initial negotiation. Generally, every time the tenant wants something as an amendment to the lease there's an opportunity to renegotiate terms on the landlord's side. Even if the request is to amend the rent downwards, its just as fair to negotiate other Landlord terms upwards. We do this very frequently as we negotiate amendments on behalf of cell site landlords.

hi Jonathan;
I am wondering if you have any good detailed articles on lease re-negotiation with the carriers. It is clear that landlords can be unaware of the push by the carrier or its negotiating agents to reduce rents or perks(from increased co-location revenues). Are there several articles or web sites that provide insight into how to negotiate with these gargantuan megaliths ?
thank you,
